Westport CT is tighter than the national market by a wide margin
The National Association of Realtors puts the U.S. at 4.9 months of supply right now (source: National Association of Realtors). Smart MLS counted 1.9 months of supply in Westport for the three months ending July 31, 2026. That gap is real. It means buyers here have far fewer choices than buyers almost anywhere else in the country.
Westport, CT is tighter than most of the country. Smart MLS counted 1.9 months of supply here for the three months ending July 31, 2026. That means fewer homes to choose from. A median sale price of $2,421,500 and tight inventory mean well-priced homes in good condition sell fast. Nearly 4 in 10 went under contract within two weeks of listing.
For sellers, less supply means leverage. For buyers, it means a well-priced home in good condition will not sit around waiting for you to decide.
Inventory keeps shrinking
The MLS counted 69 homes for sale in Westport, CT during the three months ending July 31, 2026. That is down 34.9% from the same period a year ago. New listings also fell, down 9.7% year over year to 112. Supply is not recovering. It is moving the other way.
Prices are up, and homes are moving faster
Westport homes sold for a median of $2,421,500 in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. That is up 22.8% from the same period in 2025. The median time on market was 32 days, which is 7 days faster than a year ago. Nearly 4 in 10 homes went under contract within two weeks of listing. That share is up 6.6 points from a year ago.
More than half of homes, 54.4%, sold above list price. The average sale came in at 104.7% of list. That tells you what happens when a house is priced right and shows well. Buyers compete.
One thing working against buyers right now: rates
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported that mortgage rates hit 7.58% in a Mortgage News Daily survey on that same day. Rates crossed 7% in late September for the first time since January 2025, according to Realtor.com. That adds real cost to every offer. It is not stopping buyers in Westport, but it is thinning the field a little. Pending sales came in at 110, down 6% from a year ago.
Nationally, prices are still rising, just slowly
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, prices rose just 0.3%. Westport's 22.8% price gain over the same stretch is a very different story from the national one.
- Westport has 1.9 months of supply.
- The U.S.
- has 4.9. Inventory is down 34.9% from a year ago.
- More than half of homes sold above list price.
- Sellers still have leverage, but only when the price and condition are right.
- A house that is overpriced or needs work will not get the same result.
One more thing worth saying: these numbers cover all of ZIP code 06880. One street can read very differently from the whole. A road closer to town, a neighborhood near the Saugatuck waterfront, or a stretch farther out can each tell a different story. The ZIP code average is a starting point, not a final answer for your home.
