Westport, CT is still tight, even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real pressure. But in Westport, it has not loosened the market much. The Real Estate Data Aggregator counted just 1.9 months of supply for the three months ending July 31, 2026. That is down a full month from the same period last year. Nationally, the National Association of Realtors reported 4.9 months of supply, the highest in over ten years. Westport is a different story.

Nationally, Realtor.com reported active listings up 6.3% from a year ago. Here, the Real Estate Data Aggregator counted only 69 homes for sale in Westport, down 34.9% from the same period in 2025. New listings fell too, down 9.7%. Buyers are not getting more options. They are getting fewer.

More than half of homes, 54.4%, sold above list price. That share held steady from a year ago. Nearly 4 in 10 homes, 39.1%, went under contract within two weeks of listing. That share is up 6.6 points from last year. Buyers who wait are losing ground.

Rates are high. That matters, but not the way you might think here.

Freddie Mac reported the 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported that Mortgage News Daily put it even higher, at 7.58%, on September 30. Realtor.com noted rates crossed 7% in late September for the first time since January 2025, rising nearly 40 basis points over four weeks. Nationally, Realtor.com reported pending sales down 4.1% year over year. In Westport, the Real Estate Data Aggregator showed pending sales down 6% from a year ago, to 110. So yes, rates are slowing some buyers. But 110 pending sales on 69 active listings is still a very tight ratio.

What this means if you are selling

Sellers still have the upper hand here. But pricing matters more than ever. Homes that are priced right and presented well are drawing multiple offers. Homes that are priced too high are sitting. The median home sold in 32 days, 7 days faster than a year ago. That speed belongs to the well-priced ones. The ones that linger are pulling that average up.

What this means if you are buying

You are paying 7.28% on the mortgage and still competing for a short list of homes. That is a hard place to be. Nationally, the picture is loosening a little. In Westport, it is not. If you find the right house, move. The data says 39.1% of homes go under contract within two weeks.

In short
  1. Westport had 69 homes for sale, 1.9 months of supply, and a median price of $2,421,500 for the three months ending July 31, 2026. Rates are at 7.28%.
  2. The market is tight anyway.
  3. Pricing and condition still decide who wins here.

One thing worth saying: the ZIP code number tells part of the story. One street can read very differently from the whole. If you want to know what the data says about your specific block, reach out.
