What rates above 7% mean here

Freddie Mac reported the 30-year fixed rate at 7.40% on October 8, 2026. The 15-year fixed averaged 6.73% the same week. Nationally, Realtor.com reported that active listings are up 6.7% from a year ago, the fastest pace since February. That is a national trend. In Westport, CT, the Real Estate Data Aggregator shows the opposite: inventory is down 38%. High rates have not loosened this market the way they have loosened others.

Pending sales in Westport, CT did slip. The Real Estate Data Aggregator counted 82 pending sales for the three months ending August 31, 2026, down 21.2% from a year ago. Fewer buyers are starting the process. But the ones who are starting it are still paying over asking. The pool is smaller. The competition among those buyers is not.

What this means if you are thinking about selling

With 57 homes for sale and 1.4 months of supply, you have very little competition right now. That is an advantage. But the Real Estate Data Aggregator data makes clear that price still matters. The homes that sold fast and above list were priced right and showed well. The ones that did not check both boxes sat longer. Condition and price are still the two levers you control.

What this means if you are thinking about buying

The Real Estate Data Aggregator shows 28.1% of Westport, CT homes went under contract within two weeks of listing for the three months ending August 31, 2026. That share is up 6 points from a year ago. If a home fits your needs and is priced fairly, waiting to see what else comes up is a real risk. New listings are down 20.2% from a year ago. There is not a wave of inventory coming.

One more thing worth saying. The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from the previous month in July, seasonally adjusted. That is a national average. Westport, CT ran well ahead of it. Every street reads a little differently from the ZIP code as a whole. The numbers above cover all of 06880. Your block may tell a different story.
