Springdale and Glenbrook looked like Stamford's tightest pocket this summer
Updated October 18, 2026. Stamford, CT is not one market. It is six ZIP codes that can read very differently from each other, and this summer that gap was hard to miss. The Real Estate Data Aggregator tracked all six ZIPs for the three months ending August 31, 2026. One pocket stood out.
ZIP 06906, which covers Springdale and Glenbrook, posted the highest share of homes sold above list price across the entire Stamford market watch. Nearly 4 in 5 homes there sold above asking. That is not a rounding error.
Why 78.1% above list price matters
When nearly 4 in 5 homes sell above asking, buyers are not browsing. They are competing. The Real Estate Data Aggregator also counted 45.5% of homes in ZIP 06906 going under contract within two weeks of listing, up 4.6 points from the same period last year. Sellers who priced well and presented their homes well were rewarded quickly.
Pending sales in ZIP 06906 rose 50% year over year, according to the Real Estate Data Aggregator. Sales volume was up 45.5%. The price gain of 9.5% followed from both of those. Demand was real, not just reported.
How the rest of Stamford, CT compared
Across the full Stamford market watch, the Real Estate Data Aggregator counted 366 homes sold in the three months ending August 31, 2026, down 8.5% from the same period in 2025. Inventory grew: 248 homes were for sale, up 26.5% year over year. More choices, but fewer closed deals overall.
North Stamford, ZIP 06903: the highest prices, but fewer sales
North Stamford, ZIP 06903, carried the highest median sale price in the market watch: $1,250,000, up 4% year over year, per the Real Estate Data Aggregator. The average sale-to-list ratio there was 106.5%, the strongest of any ZIP. But homes sold fell 27.4% and pending sales dropped 21.5%. Prices held. Volume did not. That is a different story than Springdale and Glenbrook.
Downtown Stamford and Harbor Point, ZIP 06902: the most activity, the most inventory
ZIP 06902, which includes Downtown Stamford and Harbor Point, had the most homes sold of any ZIP: 124, per the Real Estate Data Aggregator. But sales were down 23% year over year and pending sales fell 30.6%. Inventory rose 20.9% to 110 homes. Months of supply reached 2.7, the highest in the market watch. The Stamford train station, with express service to New York City, sits in this ZIP. That draw is real. But more supply and fewer buyers is a combination sellers there need to price around carefully.
What the national picture adds
Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is the backdrop every buyer in Stamford, CT is working with. Nationally, Redfin reported that the number of homebuyers in September was the lowest since 2013, at an estimated 928,892. Realtor.com reported that for-sale listings nationally were growing nearly 7% year over year for the week ending October 10, 2026.
Stamford's tightest pockets are running against that national tide. ZIP 06906 saw pending sales up 50% and 78.1% of homes selling above list, even as mortgage rates sat above 7%. That does not happen by accident. It happens when a neighborhood is priced right and the homes show well.
What this means if you are selling in Stamford, CT
Stamford is not one market, and this data makes that plain. A home in Springdale or Glenbrook that is priced correctly and presented well is likely to see real competition. A home in ZIP 06902 or ZIP 06901 is entering a market with more supply and softer demand. The right price is not the same number in both places.
Condition matters everywhere. The Real Estate Data Aggregator data shows that homes selling above list were doing so in every ZIP, but the share varied from 46.2% in ZIP 06901 to 78.1% in ZIP 06906. The gap between a home that earns competition and one that sits is mostly price and presentation.
What this means if you are buying in Stamford, CT
In Springdale and Glenbrook, 45.5% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. If you are not ready to move, you will watch the right home go to someone who was. Get your financing sorted before you start looking seriously.
In ZIP 06902, the pace was slower and inventory was higher. Buyers there had more to look at and a little more time. The Stamford express train to New York City is a real factor in that ZIP. Know which neighborhood fits your life before you pick a price range.
