Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the highest it has been in 35 months, according to Realtor.com. Rates that high slow a lot of markets down. But one ZIP code in Stamford, CT did not slow down.

What rates mean for buyers and sellers right now

Freddie Mac reported the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted that is 110 basis points higher than a year ago. That squeezes buyers on monthly payments. It also keeps some sellers on the sideline, which is part of why supply stays low.

Nationally, Realtor.com reported homes under contract were down 4.1% year over year. In Stamford, CT, pending sales across all six ZIPs were down 9.2% per the Real Estate Data Aggregator. So the rate pressure is real here too.

But 06906 shows what happens when a home is priced right and presented well. Buyers still show up. They still compete. The rate is the same for everyone. The price and condition are what you control.

A note on ZIP 06901

ZIP 06901 tells a different story. The Real Estate Data Aggregator shows the median sale price there fell 8% year over year to $388,500. Homes sold dropped 7.1%. Days on market stretched to 36, three days longer than last year. Only 42.9% went under contract within two weeks, though that is actually up 20.7 points from the year before. Inventory is thin at 1.5 months of supply, but demand has softened. Pricing matters most in a ZIP like this.
