More listings nationally does not mean more breathing room here
Realtor.com reported active listings nationally were up 6.7% from a year ago as of October 8, 2026. That sounds like relief for buyers. It is not the story in Fairfield County, CT. The Real Estate Data Aggregator counted 613 homes for sale across the market for the three months ending August 31, 2026. That is down 6.6% from the same period a year before. More supply showed up in national headlines. Less showed up here.
The national supply number the National Association of Realtors reported is 4.9 months. That is the highest level in over ten years, per the National Association of Realtors. Here, the tightest ZIP code came in at 0.5 months of supply, per the Real Estate Data Aggregator. Those two numbers are not describing the same market.
What the local numbers actually show
The Real Estate Data Aggregator counted 1,258 homes sold across Fairfield County, CT for the three months ending August 31, 2026. That is up 5.3% from a year ago. Sales went up. Inventory went down. That combination keeps pressure on prices and speed.
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on buyers. Even so, homes across this county kept selling above list price. The rate has not cooled demand enough to move the inventory needle.

Where the picture is a little more mixed
ZIP 06855, East Norwalk, CT, saw days on market rise 12 days from a year ago to 41 days, per the Real Estate Data Aggregator. The share of homes selling above list dropped 10.4 points. The median price was up 10.1%, but the sale-to-list ratio slipped 2.7 points to 103.7%. Sellers are still winning here. Just not by as much.
ZIP 06901, downtown Stamford, CT, had a median sale price of $388,500, down 8% from a year ago, per the Real Estate Data Aggregator. Days on market ticked up 3 days. The sale-to-list ratio was 100.5%. That is still above list, but just barely. Pricing carefully matters a lot in this ZIP.
ZIP 06896, Redding, CT, saw the median price drop 6.7% to $967,500, per the Real Estate Data Aggregator. Even so, 71.1% of homes sold above list price, up 18.6 points from a year ago. Days on market fell 14 days. The data does not always point in one direction.
What the national rate environment means here
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026, and the 15-year at 6.73%. Realtor.com noted rates reached their highest level in nearly three years. CNBC reported rates were above 7.5% as of October 3, 2026. Higher rates slow buyers. They have not stopped them in Fairfield County, CT, where 1,258 homes sold in just three months.
The National Association of Realtors reported existing-home sales decreased 2.0% month over month in August 2026. Nationally, months of supply hit 4.9 months, the highest in over ten years. Fairfield County, CT did not follow that script. The tightest ZIP here sat at 0.5 months. The loosest sat at 2.4 months. Neither is close to 4.9.
The one thing that still decides the outcome
Homes in good condition, priced right, are still drawing multiple offers across Fairfield County, CT. The Real Estate Data Aggregator shows that most ZIP codes here had more than half of homes selling above list price for the three months ending August 31, 2026. ZIP 06906 in Stamford, CT led at 78.1%. ZIP 06897 in Wilton, CT came in at 82.7%.
Pricing slightly below market to draw competition still works here. What does not work is pricing high and waiting. Sellers who do that find themselves sitting while well-priced neighbors close.

- In Fairfield County, CT, it is down 6.6%.
- The Real Estate Data Aggregator counted just 613 homes for sale across 19 ZIP codes for the three months ending August 31, 2026. Rates are above 7%, per Freddie Mac.

- Sellers who price well and present their homes well are still getting multiple offers.
- The ZIP code you are in shapes everything.
- One street can read very differently from the broader picture.
