Higher mortgage rates are slowing some Stamford CT deals, not all of them
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest it has been since November 2023, according to Zillow. Higher payments are trimming demand in parts of Stamford, CT. But not every ZIP code is reading the same story.
Across all six Stamford, CT ZIP codes together, the Real Estate Data Aggregator counted 366 homes sold in the three months ending August 31, 2026. That is down 8.5% from the same three months in 2025. Pending sales across those same ZIPs fell 9.2% year over year to 335. Those are real numbers, and they matter. But the picture inside each ZIP is very different.
More inventory is a real shift. The Real Estate Data Aggregator shows homes for sale across Stamford, CT up 27% from a year ago. Buyers have more to look at. That gives them a little more room to be choosy. Sellers who price tight and present well are still winning. Sellers who price high and wait are finding out the hard way.
Where rates hurt most: ZIP 06902 and ZIP 06901
ZIP 06902 had the sharpest pullback. The Real Estate Data Aggregator counted 124 homes sold there in the three months ending August 31, 2026, down 23% from a year ago. Pending sales dropped 30.6% to 118. Months of supply climbed to 2.7, up a full month from last year. The median sale price still rose 7.4% to $731,000, so the homes that did sell held their value. But fewer buyers are getting to the finish line.
| 06902 | 06903 | |
|---|---|---|
| Median sale price | $731,000 | $1,250,000 |
| Homes sold | 124 | 61 |
| Change in homes sold | -23% | -27.4% |
| Sale to list price | 103.7% | 106.5% |
| Sold above list price | 58.9% | 63.9% |
| Months of supply | 2.7 | 1.9 |
ZIP 06901 is the entry-level end of Stamford, CT. The Real Estate Data Aggregator shows the median sale price there fell 8% to $388,500. Homes sold dropped 7.1% to 26. Pending sales fell 22.2% to 21. That is a meaningful slowdown. Still, 46.2% of homes sold above list price, and the average sale came in at 100.5% of list. The homes that were priced right still got offers.
One bright spot in 06901: the share of homes that went under contract within two weeks of listing jumped 20.7 points to 42.9%. That tells you the right home, priced right, still moves fast even at the entry level.
Where the market held firm: ZIP 06906, ZIP 06905, ZIP 06907
ZIP 06906 is the standout. The Real Estate Data Aggregator counted 32 homes sold in the three months ending August 31, 2026, up 45.5% from a year ago. Pending sales rose 50% to 33. The median sale price climbed 9.5% to $660,000. And 78.1% of homes sold above list price, up 14.5 points from last year. Days on market fell 2 days to 30. That is a ZIP that is moving.
ZIP 06905 saw 80 homes sold, up 17.6%. Pending sales rose 34.5% to 74. The median sale price dipped just 2% to $740,000. Homes sold at 104.8% of list price on average. Two out of three homes sold above list. That is a market where competition is still real.
ZIP 06907 also held up. The Real Estate Data Aggregator counted 43 homes sold, up 16.2%. Pending sales rose 26.7% to 38. Days on market fell 1 day to 29. Homes sold at 103.1% of list. More than half, 55.8%, sold above list price. The median sale price slipped 2.3% to $728,000, a small dip, not a drop.
ZIP 06903: the upper end is still strong, just slower
ZIP 06903 carries the highest price point. The Real Estate Data Aggregator puts the median sale price at $1,250,000, up 4% from a year ago. Homes sold fell 27.4% to 61. Pending sales dropped 21.5% to 51. Days on market stretched 6 days longer to 31. Supply rose to 1.9 months. So it is taking a little longer and fewer homes are trading. But 63.9% of homes that did sell went above list price, and the average sale came in at 106.5% of list. The upper end in Stamford, CT is not broken. It is just more selective.
What the rate picture means for Stamford CT right now
Freddie Mac reported the 30-year fixed rate at 7.28% as of October 1, 2026. Zillow noted that is the highest since November 2023. Realtor.com reported rates crossed 7% in late September for the first time since January 2025, after rising nearly 40 basis points over four weeks. That kind of move adds real money to a monthly payment. Buyers feel it.
Nationally, Zillow reported newly pending sales fell 8.5% year over year in September. Realtor.com reported homes under contract nationally were down 4.1% year over year. Stamford, CT is not immune to that. But the local data from the Real Estate Data Aggregator shows the impact is uneven. Some ZIPs are busier than a year ago. Some are quieter. The rate is the same for everyone. The outcome depends on price and condition.
