Rates are making buyers cautious nationally

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year came in at 6.73%. Realtor.com reported rates up nearly 40 basis points over the prior four weeks.

  2. The National Association of Realtors counted 4.9 months nationally.
  3. Sellers still hold the advantage here.
  4. But price it wrong or skip the prep work, and even a tight market will pass you by.
  5. Nearly half of well-priced homes in 06824 went under contract within two weeks, according to the Real Estate Data Aggregator.

One more thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. If you want to know what the numbers look like for your specific block, just ask.
